How we count, and what varies

Why reach is a range

Where a club has confirmed its own figure we print it and mark it confirmed. Everywhere else we size the community from three years of recorded sales and the rate at which golf-community homes typically change hands — a method that is sound in aggregate but can’t pin a single number, so we show the span rather than pick a point inside it and imply a precision we don’t have. In non-disclosure states the sales record is thinner, so those estimates skew conservative.

Delivered volume moves between mailings

Every drop lands slightly differently. Homes sell and change hands, seasonal owners have mail held or forwarded, addresses go vacant, a share of any mailing is returned undeliverable, and carrier routes don’t follow community boundaries exactly. We quote an approximate reach, not a guaranteed delivered count, and your placement is priced on the run — not per piece delivered.

Some states don’t publish sale prices

In 13 states — Texas among them — closing prices aren’t public record. Cards for clubs in those states carry asking prices and sales volume instead of a median sale price. The market data is real either way; the sold price simply isn’t published anywhere.

Market figures are refreshed, not live

Prices, inventory and sales counts come from our nightly market rollup, and the card prints whatever is current when it goes to press. The market page the QR points to keeps updating for the full three months your feature runs.
