Very disappointing experience. The tub had major wear and tear, and the room was dark, dingy, and very small. Definitely not worth the price that’s for sure. I paid for an overpriced membership back in April 2025 (I thought it was August but regardless my year was not up) because my son and daughter were coming to town and I wanted to take them to the restaurant on the river. The view was nice but the food was average at best. In order to go to the restaurant you have to a) have a membership b) know someone with a paid membership or c) be a friend or family member of management. After 6 months…

The rooms are typically very good and have amazing rates for the amenities you get at the resort. I’ve only had issues with a shower drain one time. The service is mostly good. Everyone is very nice and professional, but I once was not able to check in until 6:00 PM. The location is so beautiful, and being on the James River is so cool. At the same time, it’s a 15 minute drive to downtown CW due to the lengthy drive in the Kingsmill residential area.

Our door would not shut. So we could lock it. Had to put your shoulder into the door to lock it. We were their for a banquet. The food was buffet style. The food was warm. It was an open bar. That was the best thing.

My family and I stayed in a waterfront condo with three connected rooms, a full kitchen, and a family room. The waterfront view was very nice, and the amenities themselves were enjoyable, but the overall experience was rough. One of the bedrooms connected to the main living area had a bathroom with visible mildew/mold on walls and ceiling and a leaking toilet. When we reported this, we were initially told there were no other condos available. We were then offered a single room in a different building, which separated part of our family from the rest of the group. When maintenance came to ass…

River Condos offer a tremendous view. Every single person on staff here is top notch - helpful, super engaging and professional. The rooms are well organized and nicely cleaned. Plenty of amenities, even considering we come for Thanksgiving each year along with plenty of delicious food options. Also love their partnership with Patriot Shuttle service. Just a perfect stay each year from start to finish including a fabulous Thanksgiving Dinner hosted at the Clubhouse!

The entire staff are professional ,and polite.The grounds are kept up to perfection ,the remodel is exquisite. The only issues I had were that the shops don't take cash. was told to charge room then pay cash when you check out,by a Mgr ( who was very understanding) why go thru all that ?. the other was what is told when you call is not exactly what Is true. for example you get 2hrs FREE bike ride,and FREE kayak rentals, but when you check out there is a resort FEE of $60.00 for those activity's.for each day, what if you don't use those activities do you still get charged ,better communication,…

We stayed one night to go out for dinner in Williamsburg. It's a lovely location overlooking the James River. It appears there is some modernization ongoing which is due. Small issue - the coffee machine is not the easiest to operate and the cups supplied didn't fit completely under the coffee dispenser. ALso - why only two sets of creamer/suger when you provide 6 portins of coffee? The front desk staff were wonderful, helpful and cheery.

Kingsmill Resort was the perfect setting for a wedding. The condos are beautiful, comfortable, and well-appointed, and the facilities are absolutely gorgeous. The landscaping is breathtaking and truly elevates the entire experience—it feels serene and luxurious at the same time. The staff were friendly, attentive, and genuinely welcoming, creating an outstanding customer experience from start to finish. We had a good time because of the friends we were with. The room was subpar. It smelled overwhelmingly of the chemicals used to cover up when somebody smokes in a room. We also had stink bugs in the bed that freaked us out in the middle of the night. Dinner at the Eagles was tasty and the waitress was very very nice.

Only one night with our kids and Grandkids in a connected suite. Wow !! Spectacular accommodations, views and the breakfast buffet was outstanding. My son said it was a good deal to. As we were also there to enjoy the Christmas Towne Lights at Busch Gardens right near by. What a lovely and memorable time our family had. Oh, our bed was plush and big and so comfortable and my son even gave a go at starting a real fire 🔥 in the fire place !! We fell some what asleep reminiscing about our day to it's warmth. We came for an extended vacation with their Premium Golf Package and I have to say, it was one of the best overall vacations I've ever experienced. First, the package was extremely affordable, most likely due to the fact that we came during the off-season, but the weather was warm and it was sunny which made the cooler temperatures enjoyable for golf. The main thing I wanted to point out is the hospitality. The whole trip we were all mentioning that the hospitality was great. Buffet was amazing. I stayed off the resort because of a Beagle related situation. Was told by 8+ people that the rooms were abysmal. Ballrooms were beautiful. Resort is very complicated to navigate. Forcing me to miss an event I paid $2,500 for. Will not go back for the above mentioned reasons but must say the breakfast buffet was amazing.
